The rent adjustment coefficient for 2026 has now been published by the Portuguese National Institute of Statistics (INE).
For next year, the coefficient has been set at 1.0224, which corresponds to a 2.24% increase.
What does this mean?
The rent adjustment coefficient is the annual index used to update rents in Portugal. It reflects inflation and aims to ensure a fair balance between landlords and tenants.
For 2026, this means that, unless a contract specifies otherwise, rents may be updated by 2.24% when renewed.
Which contracts are covered?
The coefficient applies to:
- Leases for residential purposes
- Leases for non-residential purposes (commercial, industrial, services, etc.)
- Rural leases
The update will take effect from 1 January 2026.
Why is this important?
For landlords, this mechanism allows rents to keep pace with the cost of living. For tenants, it provides predictability, since the adjustment is based on a published and transparent index.
